Victoria Beckham's Hammersmith Road HQ Sold for £16.8 Million


But sale is not expected to affect her fashion company's ten year lease

Victoria Beckham's HQ in Hammersmith Road has been sold by Aberdeen Estates to a Dubai based investor for £16.8 million.

The sale is not expected to affect its famous tenant, who moved her luxury fashion business into the building at the end of last year, after signing a ten year lease.

Estate agent Savills says it has sold the freehold interest in Victoria Beckham's global headquarters at 202 Hammersmith Road, W6, on behalf of one of Aberdeen Standard Investments’ segregated mandates to Dubai based investor, SRG Holding Limited.

Comprehensively refurbished in 2017, 202 Hammersmith Road provides 14,746 sq ft of Grade A office space which benefits from an attractive, period façade. Victoria Beckham Ltd pays an annual rent of £794,471, subject to an upwards-only review in 2022. The building is well positioned in the heart of Hammersmith’s commercial district, with surrounding occupiers including global brands L’Oréal, FOX and Walt Disney.

Jonathan O’Regan, director in the Central London investment team at Savills, says: "We received strong interest from both international and domestic capital for this high profile investment.

"The combination of secure, long-dated income with exceptional Grade A office space resulted in a record capital value per sq ft for Hammersmith."

The deal means that 202 Hammersmith Road, which has recently been refurbished, will be entirely let to the luxury fashion label.

The refurbishment, according to the building's website, includes new raised floors, air conditioning and LED lighting plus a new lift, toilets and four new showers. Outside, as well as onsite parking, there is a rack for 24 bikes.

Victoria has been reportedly planning to move her fashion business to West London from offices in Mayfair for some time.

In 2015, she was said to be in negotiations to office and studio space at Garden House, within White City Place - the BBC’s Media Village complex in White City. Last year, however, the plans were shelved.
