Property prices up in the W6 area, but sales are falling

Houses in Hammersmith and Brook Green have highest value in two years


At Goldhawk Road area prices are 14,9% up compared with the same period last year. During April-June 2002, houses in the area were at £345,737 and are costing now £406,687 (April-June 2003). All house types (semi-detached, terraced, flat and maisonettes) are in a tendency of increase. The prices reported are the highest in the past two years, but sales are down. The overall sales felt from 75 in April-June in 2002 to 46 this year, 63% lower.

Brook Green (including all W6 7 post codes) is also enjoying the same increase, exactly 14,8%. House prices in April-June 2002 were at £327,087 and this year went up to £384,129, the highest since April-June 2001. But, again, sales are in a fall by 57,4%. Only 20 houses, 15 of them flats or maisonettes, were sold in the past three months, one of the worst performances in the past two years.

Both Barons Court area (W6 8) and by the Riverside (W6 9) the increase was of 7,1% compared with the same period last year. In Barons Court, the average price is now at £296,236, but it has been higher. In Jul-September 2002, it reached £299,438. Sales felt 52% in the last three months and it is at its lowest level since April 2001.

The average price now is of £325,166, but it reached £375,564 during October-December last year. There wasn't a significant change in sales compared with the past trimester, but they also reached its lowest in two years.
